Umbria 1 BR 1 BA Apartment in Collepepe, Umbria 2021

We were unable to rent the same apartment we had in 2019 - the owners were fortunate enough to arrange a contract for government workers, and all the apartments had to be available at a moments notice. The contract runs thru April 2022, so Elena, our previous landlord, recommended another place right up the street.

The apartment we rented this year is at I Limoni Studios in Collepepe. The location is incredibly convenient - just off the E45, 5 minutes from Marsciano where there are many shops and a weekly market, and within easy reach of everything and everyone we wanted to visit. Having easy access, a secure locaton and not having to worry about driving down a dark and unfamiliar road at night is important to us. The property is gated so parking is secure. There are 3 buildings on the property: the owners villa, a building that contains a smaller one bedroom apartment, and a third building that contains (our) larger one bedroom apartment as well as a very spacious, very elegantly furnished 3 bedroom apartment on the ground floor.

The property is quite spacious and the gardens are meticulously maintained by Antonella, the owner. Because she and her husband Paolo live onsite there's always someone around if you have a problem, have a question, need to borrow something, or just want to chat. Antonella speaks perfect English and is an agronomist - in other words, she's a farmer who knows her stuff, which explains the beautiful gardens. There's a salt water pool with plenty of green space as well as a shaded area under umbrella pines, a beautiful gazebo AND your own terrace.

Our apartment, the larger of the two one-bedroom units, is accessed via an interior stairway. There's a nice-sized foyer, and a huge laundry room with washing machine, drying racks and an iron and ironing board. There's also a large storage closest for luggage and cleaning supplies. The bedroom is large as well, and has 2 wall-to-wall armadios to hold all your clothes as well as extra pillows, blankets, sheets and towels. There's access to the terrace from the bedroom, as well as a window with both interior and exterior shutters. There's a fan with a mister option in both the bedroom and the living room.

The kitchen is nice sized, and has good sized refrigerator and freezer, an oven and a 4-burner gas cooktop. There's also a small terrace off the kitchen. We arrived to find the kitchen stocked with bread, jam, fresh milk in the fridge, 2 bottles of water, coffee, sugar, salt (fine and coarse!) vinegar and Antonella's own oilve oil. There are plenty of dishes and cookware, and anything we needed was happily supplied by Antonella. (One day when we were having guests we borrowed some prosecco glasses and an extra large bowl for serving)

The bathroom is a nice size with a sink, bidet, toilet and tub/shower combination. There's also a window for ventilation.

The living room is spacious and the sofa converts to a bed. There's also a table with 4 chairs and a cabinet for storage. We were using one of the chairs for our laptop to watch TV, and when Antonella realized that she insisted we let her bring us a coffe table instead. There is also access to the terrace from the living room.

For us, the best part of this apartment is the terrace. It faces west but never gets too hot because of the row of umbrella pines shading it. If the sun is too bright there are two large umbrellas, one at each end of the terrace. One umbrella shades 2 comfortable lounge chairs and the other one shades a large table for 6. There's also a top-of-the-line Weber grill and a bag of charcoal on the terrace. The views are towards Marsciano, overlooking the valley and the incredible sunsets we had almost every night.

We were very pleased with the price we got for our two months here, but I'm not sure if Covid had anything to do with the great rate or not. In 2019 we paid for our utilities separately, but at I Limoni all utilities are included, as is internet. We had no trouble streaming movies. Linens are changed weekly and laundered by the owner, and maid service is offered at an additional charge.

We hope to return to this apartment again next year and would highly recommend it. I don't have any interior shots, but the photos on the website are beautifully done and accurately represent the property.
